HERE'S A SAMPLE E-MAIL:

Dear Spacefinder, my name is Pam Smith (212-555-1212) and I'm looking for a space of approximately 800-1,200 square feet for a women's clothing store. My budget is around $8,000 a month and I'd like to be somewhere below 14th street and above Canal, preferably the East Village. Do you know of any spaces? Thank you. - Pam

I will contact you at the earliest opportunity to tell you if we have spaces that suit your needs and budget, and if so, to arrange for you to see the spaces. There is no cost to you. We are paid a commission from the leasing company based on the rent and the term of the lease, if you decide to enter a contract with the leasing company to rent the space.

PLEASE NOTE...

Please note that in order to rent retail or office space in New York you will most likely eventually be asked by the company you are renting the space from about your credit rating, your financial ability to pay (you will need at least the first month's rent, plus a security deposit), what type of business you want to open, and possibly how much experience you have in that field. So be prepared to answer those questions after you have found your space.

We look forward to working with you and wish you a successful venture.
